What is the Difference between Settlement and Shrinkage Cracks in Brickwork?

Distinguishing between settlement and shrinkage cracks is essential for determining the structural health of a home. These two types of cracks have different causes and implications for your foundation:

  • Settlement Cracks: These are primarily caused by the foundation sinking into the soil due to factors like poor soil compaction or expansive clay. They typically appear as a stair-step pattern that follows the mortar joints. These cracks are often wider than 1/8 inch and are frequently located near corners, windows, or doors. Because they indicate ongoing movement, they are considered high-risk and require structural evaluation.
  • Shrinkage Cracks: These result from the natural drying and contraction of mortar or brick during the curing process or from thermal expansion cycles. They are generally very fine, uniform hairline fractures (less than 1/16 inch wide) that appear in a random pattern, often in the center of walls. These are typically cosmetic, low-risk, and remain stable after the material has finished curing.

While shrinkage cracks can often be addressed with routine patching or sealant, settlement cracks usually require engineered solutions like helical piers or tieback systems to stabilize the foundation and prevent further damage.
