Colorado Foundation Problems: What Every Homeowner on the Front Range Needs to Know

If you own a home or commercial property along the Front Range, your foundation is under constant pressure and I don’t just mean figuratively.
Colorado’s expansive clay soils are among the most aggressive in the country. They swell when wet, shrink when dry, and put relentless cyclical stress on every structure sitting on top of them. After nearly 30 years in this industry, I can tell you: the question for most Colorado property owners isn’t whether they’ll need foundation work. It’s when.
I’m Jason, Vice President of Rocky Mountain Steel Piering & Structural Services (RMSSCO), and I want to pull back the curtain on what we actually do, because foundation repair is one of those things most people don’t think about until cracks start showing up in their drywall.

What We’ve Learned Since 1996

RMSSCO is a family-owned and operated company. We’ve been in business since 1996, and we’ve built our reputation on one thing: trust. Our clients, homeowners, commercial property managers, engineers, and architects, come to us because we’ve earned the title of “The Experts in Steel Piers” through decades of consistent, high-quality work.
We’ve maintained an A+ accreditation with the Better Business Bureau since 2003. That’s more than two decades of accountability, and we don’t take it lightly.
But credentials only tell part of the story. What really sets us apart is the depth of our service offering and our willingness to work hand-in-hand with design professionals and engineers to get every project right.

The Full Scope of What We Do

Most people associate us with foundation repair, and that’s certainly our bread and butter. But our capabilities go well beyond stabilizing a settling home. Here’s a look at the full range of services we provide across Colorado:
Helical Pier Installation — This is at the core of everything we do. We distribute and install MacLean/Dixie helical pier systems, which are hot-dip galvanized steel piers driven deep into stable soil to support or lift a structure’s foundation. These piers are ICC-evaluated (ESR-3032), which means they meet the rigorous standards required by building codes nationwide. Whether it’s a residential home or a commercial building, helical piers provide a permanent, engineered solution.
Foundation Repair & Stabilization — Cracked walls, sticking doors, uneven floors — these are all signs of foundation movement. We install underpinning bracket systems that connect to helical piers to stabilize and, in many cases, lift the foundation back toward its original position. Every repair we do is designed by or in coordination with a licensed structural engineer.
Tiebacks for Retaining & Foundation Walls — When a foundation wall or retaining wall is bowing inward from lateral soil pressure, tiebacks are the answer. We install anchoring tieback systems that resist that pressure and prevent further movement. This is critical work, especially in Colorado where freeze-thaw cycles amplify lateral forces on below-grade walls.
Boardwalk Construction — This one surprises people. We design and build boardwalk systems supported by helical piers for parks, open spaces, and commercial developments. Our boardwalk project at East Lake Reservoir in Douglas County is a great example — durable, low-impact, and built to last on Colorado terrain.
Perimeter Drain Systems — Water management is the first line of defense for any foundation. We install interior and exterior perimeter drain systems that redirect water away from foundation walls, preventing hydrostatic pressure buildup and moisture intrusion into basements and crawlspaces.
Epoxy Injection & Crack Repair — Not every foundation crack means you need piers. Many cracks can be structurally repaired with professional-grade epoxy injection, which bonds the concrete back together and seals out moisture. We assess every crack individually to recommend the right fix, not the most expensive one.
Moisture & Vapor Barriers — Crawlspace moisture is a silent problem that leads to mold, wood rot, and compromised air quality. We install vapor barrier systems that seal out ground moisture and protect the structural integrity of your home from the ground up.
Egress Windows — Building code requires a safe exit from every bedroom, and many older Colorado homes don’t have one in their basements. We cut, frame, and install code-compliant egress windows, adding both safety and value to the home.
New Construction & Addition Foundations — When you’re building an addition or a new structure, helical piers provide a faster, cleaner, and more reliable foundation system than traditional methods, especially on challenging Colorado soils. No waiting for concrete to cure. No massive excavation. Just engineered support driven directly into load-bearing strata.
Historical Renovations — Some of our most rewarding projects involve restoring and stabilizing older and historic structures. These buildings require a careful touch and deep structural knowledge. We’ve worked on projects across the Denver metro area where preserving the original character of a building is just as important as securing its foundation.

How We Work

Our process is straightforward, because it should be.
It starts with a phone call and an on-site visit. We look at the property, assess the situation, and have an honest conversation about what’s happening and what’s needed. From there, we work with you and, when required, a third-party structural engineer to design the right solution. Then we execute, on time, to spec, and with the kind of workmanship that’s kept us in business for nearly three decades.
No pressure. No upselling. Just expertise applied where it matters.

Why This Matters Right Now

Colorado’s construction market continues to grow, and so does its inventory of aging homes and buildings. Many structures built in the 1970s, ’80s, and ’90s are now reaching the point where foundation settlement, drainage failures, and structural cracking are becoming unavoidable realities.
At the same time, new construction in areas with challenging geotechnical conditions and that’s a lot of the Front Range — needs foundation systems that are engineered to perform from day one.
Whether you’re a homeowner noticing cracks in your basement, a contractor planning a new build, or a structural engineer looking for a reliable installation partner, I’d welcome the conversation.
We’ve been doing this for nearly 30 years because we do it right.
